			<content:encoded><![CDATA[<p>A lot of people have been searching for whether freedom agency online works.  I can understand your hesitation.  Like I've stated in the other posts, there are a lot of companies out there that are cheap get rich schemes.  They don't work.  Some companies are also pyramid schemes... they don't work!</p>
<p>I even saw one webpage that showed you at the top, then a few people under you, then a few people under them.  IT WAS A PYRAMID!  I thought it was pretty funny that they showed their get rich scheme as a pyramid scheme!  Freedom agency online is different.  You don't rely on anyone else but yourself.  You make the pages, you market the pages, you make the money.  Everything in this program is available online, but good luck finding it.  It would take you a few years to compile and learn even the basics that this program shows you how to do!</p>
<p>This program will work, if you work it!  If you work hard and set a period of time out each day that you will dedicate yourself to only work; you will be successful!  If you think you are going to get rich off of working 1 hour a day, you are wrong.  You can make some extra money true.  If you work 8 hours a day you will make more money than you ever have before and you will never go back to an office or manual labor.</p>

			<content:encoded><![CDATA[<p>CHICAGO (MarketWatch) — It’s tougher for just about all mortgage borrowers to get a loan for a home purchase or refinance these days, but many self-employed business owners are really feeling the pinch.</p>
<p>Take Brett Yarmie, who tried getting a mortgage from about four lenders before finding one that would lend him money to buy a home in the Los Angeles area. That’s despite the fact that Yarmie has owned an automotive body shop for 30 years, and this is the third house he has bought.</p>
<p>Homeowner reoccupies foreclosed home<br />
In November, Carolyn Gage moved back into the foreclosed home from which she was evicted in early 2011 -- the home her father built, and where she grew up. But is that a viable strategy for struggling homeowners? It worked before.</p>
<p>Banks are requiring more financial documentation from all buyers, but because of the variability in their income streams, the finances of self-employed borrowers tend to get a more thorough look. Personal tax returns, business tax returns and financial statements are considered in establishing the overall viability of a borrower, said Franco Terango, senior vice president and divisional executive at Bank of America Home Loans.</p>
<p>Bad timing for business owners</p>
<p>“Lenders will use a two-year average to derive self-employed income,” said Karen Mayfield, national mortgage sales manager at Bank of the West. But if the most recent year’s income is the lower of the two, the lender may use that most recent year instead, she said.</p>
<p>And in a tough economy, many small-business owners aren’t posting their best numbers. “You have almost a perfect storm, in the sense that tougher underwriting guidelines resulting from the housing bust are coming around the same time that a lot of business owners have posted their worst years on record,” said Greg McBride, senior financial analyst for Bankrate.com.</p>
<p>Another rub: Small-business owners are typically knowledgeable about tax deductions and credits that will reduce the amount of income tax they need to pay, Mayfield said. But reducing the amount of taxable income on your tax returns means you’re showing the lender that you have less income to qualify for a loan as well.</p>
<p>All of the above is shutting self-employed borrowers out of the mortgage market to a greater extent, McBride said. That can hold true for refinancers and home buyers alike — unless they have loads of equity in their home or can pony up a large down payment.</p>
<p>But making a large down payment may not be a small-business owner’s preference, especially if he or she is simultaneously trying to keep a business above water.</p>
<p>There are ways self-employed borrowers can increase their chances of getting a home loan, however. Here are a few tips:</p>
<p>1. Look for lenders with experience</p>
<p>Rather than asking only for rate information, ask whether the lender has a history of working with self-employed borrowers, Mayfield said.</p>
<p>Borrowers should “focus more on finding a lender that will understand their situation,” she said. “There are many, many institutions and lenders out there. Some individual loan officers aren’t going to be able to think out of the box or come up with solutions that someone next door would be able to.”</p>
<p>2. Consider portfolio lenders</p>
<p>Portfolio lenders have more flexibility in originating loans because they don’t have to sell the loan to Freddie Mac or Fannie Mae. Instead, such lenders hold the loan on their books, and that makes a big difference in their ability to help self-employed borrowers, Terango said.</p>
<p>Many portfolio lenders will offer competitive pricing just as they would for standard, conforming mortgages, Mayfield said. The cost of the loan largely depends on the amount of risk the lender is taking on by approving and holding the mortgage.</p>
<p>Self-employed borrowers also may want to consider credit unions, many of which also keep a good portion of loans on their books, said Steve Rick, senior economist for the Credit Union National Association, a trade association for credit unions.</p>
<p>3. Boost income</p>
<p>Someone experienced with helping self-employed borrowers may be able to come up with other ways to make the mortgage work.</p>
<p>“We’ve had people do amended [tax] returns. We will look at a loan application again if they have sent in amended returns to the government,” Mayfield said. Sometimes by rethinking deductions and credits on income taxes, a borrower can increase his qualifying income. Of course, with this strategy, the borrower would also face a new tax bill.</p>
<p>Another possible solution: buying an immediate annuity.</p>
<p>With this insurance product, a person invests a lump sum and, in return, gets a guaranteed revenue stream. It’s important that the payments begin immediately so they can be counted as a consistent income stream, Mayfield said.</p>
<p>But keep in mind that an annuity comes with costs of its own, including the fact that you lose control over the money, and when you die your heirs typically don’t inherit the annuity. You should consult with an accountant or financial adviser before taking this route.</p>

			<content:encoded><![CDATA[<h1>Despite all the stories you’ve heard, the hardest part of working from home isn’t putting on pants every day.</h1>
<p>I’ve been working from home, a few different homes, since late 2007. And the biggest thing I've learned during those four years is that working from home doesn’t have to change how you get work done, but it does change nearly everything else about your gig. When there are hard, regular deadlines and a constant flow of work, it is just like being at an office--with the added advantage that nobody else is there to interrupt my train of thought with an impromptu visit. And then there were times when I nearly broke down and told the boss the truth about why that weeklong project was in such sad shape: Because just when I need to focus it becomes clear that there are a lot of interesting links to look at on the Internet. Like this one.<br />
I'm far from the only person to have confronted the joys and challenges of telecommuting. So I asked a few productive work-from-homers what they would do differently, if they could go back in time and reboot their office. Here’s a bit of home-working hindsight that might help you out the next time you’re going to work from home, whether it's for a day or a career.</p>
<p>Look the Part, Be the Part</p>
<p>It’s one of far too many great quotes from Proposition Joe in The Wire, and great advice for getting more done at home.</p>
<p>Dressing for work and "arriving" on time, eating lunch on a rigid schedule, shaving, brushing, and so on seems pointless at first. But not doing these basic preparations is the start of a steep, Teflon-coated slope to all kinds of other transgressions. If you’re not dressed well enough to greet the UPS delivery person, you’re giving yourself license to hide. If you’re hiding, then you imagine nobody can see Netflix open on your second monitor. On and on it goes, until you spend a two-hour lunch watching Portlandia on your couch with your iPad, grabbing your way through a bag of kettle chips. After that you'll try and fake your way through an afternoon of self-loathing busywork.<br />
It’s not clever psychological trickery. It’s having respect for the work you do, wherever you do it. John Herrman, tech writer and assistant editor at Popular Mechanics, suggested in a Twitter chat that it's almost like treating your working self's worst tendencies like a prisoner of war, or maybe someone suffering from grief: Keeping up rituals, routines, and appearances is how you train yourself to do your work when you're supposed to, and set aside the fun stuff for after hours.<br />
Schedule offline social time, batch your online social time<br />
When you're in an office, you'll occasionally wish for fewer distractions, more privacy, and for Todd in acquisitions to find a job somewhere else. When you've been working from home at a frantic clip, you'll start to realize how much you miss talking to somebody other than your dog, having a good excuse to get up from your desk, and sharing in the struggle of other workers with intolerable bosses. And you start to fear you're heading toward the social condition depicted by The Oatmeal.<br />
So schedule some regular out-of-home social times. When those sometimes fall through, you’ll realize the value of "batching" your online social time. It's very tempting to keep a Twitter, Facebook, and Google+ tab open at all times, along with Reddit, Hacker News, and other forums and fast-moving link-based sites. When they're always open, they're the equivalent of distracting coworkers, constantly shifting your attention away to complaints, jokes, gossip, and "Did you see..." discussions--the kind of stuff that makes it hard to get work done at work. You also come to appreciate them less, and they become more of a utility.<br />
As geeky as it sounds, then, put your two or three "social breaks" right on your daily agenda or calendar. Don't open social or addictive news sites until that time. Breaking the habit will be hard at first, so try a tool like RescueTime to literally block yourself from your impulses and enforce your segmented work and play times.<br />
Realize when the problem is motivation, not space<br />
Distractions, temptations, and kids can all legitimately get in the way of doing work at home. But sometimes you have to step back and look at other reasons why you're avoiding the work that needs doing. Is it really because you don’t want to do it?<br />
This is perhaps the hardest part of working from home. At an office, you are very likely to be found out and penalized if you spend all day checking Facebook or replaying Portal 2, so you at least make a stab at moving forward on even the most painful tasks. At home, it's up to you to stay motivated, and the things toward the very bottom of the Awesome Challenging Fun list might never get done.<br />
The only real solution is summed up by designer and iOS developer Neven Morgan: "Wake up unable to stop thinking about the awesome thing you're working on." If you lack for an awesome project, or a sense of where the work in front of you is going to take you, that’s probably the reason you’ll do anything other than what you have to do. Luckily, you can think that through and plan your next move anywhere, whether at home, in the office, or in line at the grocery store.</p>

<h1><strong>Companies let staff work from home, officially</strong></h1>

MUMBAI: Anita Guha has been working from her home in Mumbai for the past 10 years. She facilitates leadership development programmes for IBM. She opted to work from home when she had her second daughter. She didn't want to miss out on her children's early years. Later she found herself taking on mostly global roles, where she could be more productive at home. She could also save time on commuting to work. IBM was fine with the arrangement.</p>
<p>Guha says not everybody in IBM was happy with the deal she received. "But IBM has moved a long way since then. There are lots more people working from home today, many men too, at least partially, and nobody raises an eyebrow anymore," she says.</p>
<p>In India, IBM has perhaps been the earliest to push this trend. But increasingly, thanks partly to these early leaders and partly to technology more and more companies are making the option available to employees.</p>
<p>Google offers employees in India flexible work timings and the authority to define their own schedule and type of work. SAP allows employees to work one day a week from home. Some have formal work-from-home policies, but with the condition that employees have to work it out with their manager.</p>
<p>Saritha Raghavan, HR solutions analyst at Juniper, had been advised by her doctor to take special care when she was expecting a baby. "Since my parents lived in Kerala and my spouse had an extremely busy work schedule, it was very difficult for me to cope alone. Juniper supported me at this juncture and permitted me to work from Kerala," she says.</p>
<p>Vishak Gopinath, part of the corporate communications team at Cisco India, says he frequently works from home. "I also often leave the office early to beat the evening traffic, and then work from home." Rony Thomas, corporate communications manager at HP India, says the facility has been a boon for him ever since he and wife Priya, who also works, had a baby 19 months ago. He says the focus in HP is on getting the work done. "A lot of people take calls late in the night or early morning, so we are flexible about the day timings. You have to work it out with the manager," he says.</p>
<p>In most companies, it ultimately depends on the manager, and a stuck-up manager can ruin things for his team. There are certain duties that lend themselves more easily to remote working, and managers in these functions may be more liberal. "In my finance team, everyone is allowed to work from home once a week," says an Accenture employee who did not want to be named. And when she had a baby a few months ago, there were times when she worked up to three days a week from home.</p>
<p>But it may not be so simple for those who are in engineering teams with strict deadlines to meet, or certain critical administrative or security roles, or where remote access is low.</p>
<p>It also depends on the maturity of employees. "We may not allow junior employees, those who have recently joined to work from home. The manager has to reach a certain comfort level with them before he allows that," says Subash Babu, manager for technical documentation at Juniper. That's because work-from-home entails a certain discipline. "I have had experiences where I have not been able to reach people who work from home."</p>
<p>IBM's Anita Guha says the system ultimately works on trust and goal setting. "It takes time to build that trust."</p>

<p>Before we were introduced to this business, we had spent many stressful years in retail management. We racked up our credit cards, re-mortgaged our house a few times and were living pay check to pay check. We both were working full time; often more than 40 hours a week; and we hardly ever seemed to have enough family time. We were tired of the long commute each day and wanted to take control over our lives. We have one daughter and we were worried about not being able to spend enough time at home raising our child.</p>
<p>We knew that if we were ever going to get out from under our mountain of debt, set our own hours, and take charge of our financial future, our best option was to build our own business based from our home. We are very goal-oriented and drived to excel se we decided to look in to other career opportunities. So about four years ago, we learned about this business opportunity and we decided to check it out.</p>
<p>With the help of our business coach, we earned an average of $3700 - $4600 AUD per month. Now we work our business around our family’s schedule and our earnings continue to grow. We feel this business has exceeded our expectations and we live a much happier life now that we do not have to answer to a boss.</p>
<p>It took courage to step out of our comfort zone and look for a way out of the rat race. And we’re so glad we did! We’re now building a solid financial wall around our family and we look forward to our days of living a life that we hadn’t ever dreamed possible.</p>
